City introduction

In its own portrait for new residents, the City describes Saint-Basile-le-Grand as a municipality that has kept its rural character, with family-oriented and sustainable-development policies that have earned it recognition as a child-friendly and senior-friendly municipality, and a territory that remains essentially residential. Bordered by the cities of Saint-Bruno-de-Montarville, McMasterville and Belœil, Saint-Basile-le-Grand sits near Montréal, between the Richelieu River and two mountains, Mont Saint-Bruno and Mont Saint-Hilaire, and the Route du Richelieu tourist route crosses its territory.

The City's municipal services cover the usual range of a Quebec residential city, from public works, water and sewer networks to recreation, culture and an extensive program of activities, with a community and cultural centre, an arena and municipal parks. Its annual tax documents set out the average tax bill in detail, separating the property tax itself from the flat service charges for water, residual materials and sewers.

Sources for this chart:

  • Canada inflation, 2015–2025: Statistics Canada, Table 18-10-0005-01, CPI annual average. The 2026 annual average is not yet published.
  • Canadian dollar Real CEER, 2015–2025: Bank of Canada, Valet series CEER_BROADM, total index (1999=100), source file; explainer, Canadian effective exchange rates. Each value is the annual average of the 12 monthly total Real CEER values (a computed annual average, not a figure the Bank publishes directly as an annual value). CEER for 2026 is No data because the year is incomplete.

Housing property-tax historical trend

The trend uses one measure only: the average bill's residual tax amount the City of Saint-Basile-le-Grand publishes — the City publishes amounts, not an increase percentage. Each row is the figure for that year on that one measure. A year with no verified figure on that measure is shown as No data.

Separate note — tax rates, not the trend

This note is separate from the trend above and is not part of it. Quebec tax rates are set per $100 of assessed value, and a rate can move even when the bill increase is small, because the assessment base changes — Quebec reassesses on three-year rolls, so rates and bills routinely move in opposite directions. Rate figures are therefore not used as the trend, are not mixed into the increase chart, and are never converted into bill increases.

2024: $0.8228 per $100 of assessment, residual residential category (catégorie résiduelle), the rate in force under the previous assessment roll.

2025: $0.5575 per $100 of assessment, residual residential category (catégorie résiduelle), the adopted rate under the new 2025-2026-2027 roll. Buildings with 6 or more dwellings: $0.7300 per $100.

No 2026 rate is recorded: the City's 2026 average-bill document and budget leaflet publish the average bill amounts but do not state the residual rate, and the rate is not back-calculated from the amounts.

Amount series attached to this city's rates (official, from the City's average-bill documents; not a percentage series): average assessment of the average property $388,800 in 2024 and $587,500 in both 2025 and 2026; residual-category property tax $3,199 in 2024 (document rounds to whole dollars), $3,275.31 in 2025 and $3,455.68 in 2026.

Method

This trend uses one metric only, every year: the average bill's residual tax amount the City of Saint-Basile-le-Grand publishes — the City publishes amounts, not an increase percentage.

Where a city publishes an increase as components, the components are recorded in the scope notes; a total is used only where the city itself publishes it.

Canada inflation is Statistics Canada, Table 18-10-0005-01, CPI annual average. Canadian dollar Real CEER is Bank of Canada, Valet series CEER_BROADM, total index (1999=100); each value is the annual average of the 12 monthly total Real CEER values (a computed annual average, not a figure the Bank publishes directly as an annual value).

How to read this page

There are no bars on this page: the Ville de Saint-Basile-le-Grand does not publish a property-tax percentage. The lines are Canada inflation and Canadian dollar Real CEER.

The left axis is a percentage axis shared by the bars and the inflation line. The right axis is a separate index axis for Canadian dollar Real CEER only. CEER is an index and is not a percentage.

A year shown as “No data” has no bar for property tax and no line point for that series, and a missing year breaks a line.

Tax rates per $100 of assessment are separate from the trend and are not charted.
