This website is under development. Content is being added and figures should be checked against the official municipal source.

Ptax stands for Property Tax. Ptax.ca is an independent guide to property tax in Canada.

How to use this guide

Browse by province, then metro region, then municipality. This structure is organized so you can start with the province, narrow to a metro region, and then find the municipality you want to understand.

First-phase provinces

The 2026 comparison for all five provinces covered so far is now on this Home page below. Full province pages and city pages are still being built: the British Columbia province page and the Vancouver city page are live; other province and city pages are being built in batches.

Independent, not official

This site is independent. It is not a government site and it is not an official site. Figures must be checked against the official municipal source before you rely on them.

Methodology

Comparisons are within one province only. They are never cross-province, and they are never a national ranking. Within a chart, the same metric is compared: the municipal levy increase %, not the whole-bill change. Years with no verified official source are shown as no data. They are never filled with zero and never interpolated.

This guide is general information only. It is not tax advice or legal advice, and it does not replace the official municipal source for your property.

2026 Comparison by Province

Provinces covered so far — first-phase provinces: Alberta, British Columbia, Ontario, Quebec and Nova Scotia, in that order. This section is built so a future province can be added on the same template later: add one more province tab and one more province section, grouped by metro region, with a scope column and official source links, without changing the other provinces. No figures are published here for provinces not yet covered. Comparison is within one province only — never cross-province, never a national ranking, never a combined chart. Where scopes differ, the scope is labelled in the row and different metrics are never plotted on the same axis. Missing years or municipalities are shown as No data, never zero, never interpolated, never filled from draft, proposal or third-party figures.

How to add a future province: copy one province section below, change only the province name, metro regions, municipalities, scopes and source links, and add its tab label in the same order. Keep the same rules: official sources only, gaps as No data, within-province comparison only.

Alberta

Scopes differ by municipality in Alberta — read the scope in each row. Do not standardise these into one index. Education levies are shown separately where given and are not part of the municipal figure unless a row says otherwise.

British Columbia

This section matches the existing British Columbia page. See the full page: British Columbia. Vancouver — the Vancouver city page, with a council-approved increase trend for 2023 to 2026. British Columbia municipalities do not all publish the same scope, so this is a table with a what it measures column. It is NOT a single ranked bar chart mixing different scopes. Read the scope in each row before comparing two figures.

British Columbia gaps — No data, not zero: Metro Vancouver: no 2026 percentage found from an official source for New Westminster, Anmore, Belcarra, Bowen Island, or Lions Bay. West Vancouver: the 2026 figure is third-party-reported only and is NOT counted as verified, so no West Vancouver percentage is published here as verified. Capital Region municipalities other than Victoria and Saanich were not verified in this round. Lake Country and Peachland were not verified in this round. BC Assessment values are set on July 1 market conditions; a change in an assessed value is not the same as a municipal increase. Taxes collected for other bodies — including provincial school tax, TransLink, Metro Vancouver, BC Assessment, and the Municipal Finance Authority — are not controlled by municipal councils and are excluded unless a row says otherwise. The Home Owner Grant and Property Tax Deferment are provincial programs, not municipal tax cuts.

Ontario

Main metric is municipal portion % where given; whole-bill % is in a separate column. Ontario is two-tier for most GTA / Waterloo municipalities. MPAC valuation base date is 2016-01-01 and the provincial residential education rate is 0.153000% — province-wide notes, not municipal increases.

Table A is TOTAL residential RATE, not an increase. Never plot an NS rate on the same axis as an increase %, and never label an NS rate as an increase. Fiscal years are April-March, written 2019/20-2025/26, never as single years. Average-home bill comparison across NS municipalities is NOT possible except Halifax alone (other towns have rates only, no comparable average bill series).
