City introduction
Vancouver is a coastal city in British Columbia, on the Pacific coast of Canada. The City of Vancouver describes it as having a mild oceanic climate, which makes it one of Canada’s warmest cities, and it is bordered by Burrard Inlet, English Bay, the Fraser River, and the Strait of Georgia. Most streets follow a grid pattern, with numbered east-west avenues and named north-south streets.
The City’s own profile gives Vancouver’s size as 114 square kilometres and its population as 662,248 in the 2021 Census. It describes Vancouver as the largest city in British Columbia and the eighth largest municipality in Canada. It also notes that the city is highly diverse, with 52% of the population speaking a first language other than English, and that Stanley Park is one of the largest urban parks in North America.
The City of Vancouver states that it is located on the traditional, unceded territories of the xʷməθkʷəy̓əm (Musqueam), Sḵwx̱wú7mesh (Squamish), and səlilwətaɬ (Tsleil-Waututh) Peoples. Source: City of Vancouver, Our city: Vancouver.

Scope notes
Scope notes: A year shown as “No data” has no bar for property tax and no line point for that series. A missing year breaks a line: no line segment crosses a gap, and no value is interpolated. The 2026 property tax bar is 0% (verified) and sits at the zero line. Inflation for 2026 is not yet published as an annual average. Each Canadian dollar Real CEER value is the annual average of the 12 monthly total Real CEER values from the Bank of Canada (a computed annual average, not a figure the Bank publishes directly as an annual value). CEER is an index on a separate right axis and is not a percentage. CEER for 2026 is No data because the year is incomplete. The 2015 and 2016 figures shown are the adopted (council-approved) figures: 2015 is 2.4%, and the final Revised-Roll figure for 2015 was 2.46%, noted only and not used as a bar; 2016 is 2.3%, and the final Revised-Roll figure for 2016 was 2.02%, noted only and not used as a bar. The owner chose the adopted figures for consistency with the council-approved series. For 2017, 0.5% of the 3.9% increase was allocated to the fentanyl-crisis contingency reserve. For 2020, the 8.2% increase was composed of 3.5% + 2.4% + 2.3%. 2021: 5% (adopted, City of Vancouver Council Minutes, December 8 and 10, 2020).
Data behind the chart
How to add a new year: add one row to the data table below, in year order, with the three values or “No data” for a series. The chart reads this table, so the new year appears as a bar and/or line points, and the horizontal axis and chart title extend automatically. No other template change is needed, and no end year is hardcoded.

Housing property-tax historical trend
This trend uses one metric only, every year: the council-approved property tax increase. It does not mix in tax rates or whole-bill changes.

Separate note — tax rates, not the trend
This note is separate from the trend above and is not part of it. A residential tax rate per $1,000 of assessed value can move even when the levy increase is 0%, because the assessment base changes. The rate figures sometimes shown for Vancouver (2024: $2.96818, 2025: $3.11827, 2026: $3.36394 total) are therefore not used as the trend and are not mixed into the increase chart.
Method
This trend uses one metric only, every year: the council-approved property tax increase. It does not mix in tax rates or whole-bill changes.
The 2015 and 2016 figures shown are the adopted (council-approved) figures; the final Revised-Roll figures (2015: 2.46%; 2016: 2.02%) are noted only and not used as bars.
Canada inflation is Statistics Canada, Table 18-10-0005-01, CPI annual average. Canadian dollar Real CEER is Bank of Canada, Valet series CEER_BROADM, total index (1999=100); each value is the annual average of the 12 monthly total Real CEER values (a computed annual average, not a figure the Bank publishes directly as an annual value).
How to read
Bars are the City of Vancouver council-approved property tax annual increase. Lines are Canada inflation and Canadian dollar Real CEER.
The left axis is a percentage axis shared by the bars and the inflation line. The right axis is a separate index axis for Canadian dollar Real CEER only. CEER is an index and is not a percentage.
A year shown as “No data” has no bar for property tax and no line point for that series, and a missing year breaks a line. The 2026 property tax bar is 0% (verified) and sits at the zero line.
Tax rates per $1,000 are separate from the trend and are not charted.
