Alberta to Set One Provincewide Education Property Tax Rate in 2027 and Freeze It for Three Years
From 2027, Alberta will apply one provincewide education property tax rate — $2.65 per $1,000 for residential and farmland, $3.98 for non-residential — frozen for three years.
Alberta is moving to a single provincewide education property tax rate. Announced on October 30, 2026, the new approach replaces the current municipal-by-municipal rates from the 2027 tax year: $2.65 per $1,000 of assessed value for residential and farmland property, down from $2.84, and $3.98 per $1,000 for non-residential property, down from $4.17. The province says the rates will be frozen for three years and estimates relief of $98.7 million in 2027-28. Details are in the Government of Alberta's news release; see also To Do Canada, October 30, 2026.
What this does and does not change
The frozen rate applies only to the provincial education line on the property tax bill. Municipal tax rates are not frozen, and total bills can still move when assessments change. The province also plans a one-time transition credit in 2027 for communities where the standard rate would otherwise raise bills. The change is to be introduced through Budget 2027, with legislation expected in spring 2027, so it is an announced plan rather than a rate already in force.
