City introduction

Pitt Meadows is a small city in Metro Vancouver, in the Lower Fraser Valley east of Vancouver, on the north side of the Fraser River at its junction with the Pitt River. The two arms of the Alouette River also run through the municipality, and Pitt Lake, on the city's northern boundary, is described by the City as the largest tidal lake in North America. The city is considered the "gateway" to the Fraser Valley, about forty minutes from downtown Vancouver by West Coast Express train. It is located on the traditional, unceded territory of q̓ic̓əy̓ (Katzie) First Nation.

Incorporated in 1914 (and a city since January 1, 2007), Pitt Meadows is primarily a low-lying agricultural area: about 78% of its land is agricultural, much of it protected farmland in the Agricultural Land Reserve, while most residents live in the urban town centre. The City presents the community as a balance of natural beauty and urban convenience — farmland, dikes and mountain views alongside industrial, commercial and residential development — with a small-town feel that residents consistently say they value most.

Combined chart

Pitt Meadows property tax increase, Canada inflation, and Canadian dollar Real CEER, 2015–2026

Bars: City of Pitt Meadows municipal property tax annual increase. The City does not publish this increase as a percentage for any year in 2015–2026, so the tax series has no bars; the two national lines are shown on their own.

Lines: Canada inflation (Canada CPI annual average, Statistics Canada) and Canadian dollar Real CEER (Bank of Canada). CEER is on the separate right axis and is not a percentage.

Sources for this chart:

  • Canada inflation, 2015–2025: Statistics Canada, Table 18-10-0005-01, CPI annual average. The 2026 annual average is not yet published.
  • Canadian dollar Real CEER, 2015–2025: Bank of Canada, Valet series CEER_BROADM, total index (1999=100), source file; explainer, Canadian effective exchange rates. Each value is the annual average of the 12 monthly total Real CEER values (a computed annual average, not a figure the Bank publishes directly as an annual value). CEER for 2026 is No data because the year is incomplete.

Housing property-tax historical trend

The trend uses one measure only: the municipal property tax increase — which this City publishes as a dollar amount, not a percentage. Each row is the figure for that year on that one measure. A year with no verified figure on that measure is shown as No data.

Separate note — tax rates, not the trend

This note is separate from the trend above and is not part of it. A residential tax rate per $1,000 of assessed value can move even when the levy increase is small, because the assessment base changes. Rate figures are therefore not used as the trend and are not mixed into the increase chart.

2026, Class 1 Residential, dollars of tax per $1,000 of taxable value (City of Pitt Meadows, 2026 Annual Tax Rates Bylaw No. 3047, 2026, adopted May 5, 2026, Schedule A):

Note: this bylaw sets only the municipal and regional district rates. School tax, TransLink, BC Assessment and other levies on a Pitt Meadows tax notice are set under separate authority and are not in this bylaw, so no total bill rate is stated here.

Method

This trend uses one metric only, every year: the municipal property tax increase — which this City publishes as a dollar amount, not a percentage.

Where a city publishes an increase as components, the components are recorded in the scope notes; a total is used only where the city itself publishes it.

Canada inflation is Statistics Canada, Table 18-10-0005-01, CPI annual average. Canadian dollar Real CEER is Bank of Canada, Valet series CEER_BROADM, total index (1999=100); each value is the annual average of the 12 monthly total Real CEER values (a computed annual average, not a figure the Bank publishes directly as an annual value).

How to read this page

There are no bars on this page: the City of Pitt Meadows does not publish a property-tax percentage. The lines are Canada inflation and Canadian dollar Real CEER.

The left axis is a percentage axis shared by the bars and the inflation line. The right axis is a separate index axis for Canadian dollar Real CEER only. CEER is an index and is not a percentage.

A year shown as “No data” has no bar for property tax and no line point for that series, and a missing year breaks a line.

Tax rates per $1,000 are separate from the trend and are not charted.
