City introduction
Langley City is a compact municipality in Metro Vancouver, located within the traditional and unceded territories of the Katzie, Kwantlen, Matsqui and Semiahmoo First Nations. The city grew out of the settlement of Langley Prairie and has kept the small-town feel of those roots, with a vibrant historic downtown and a compact, walkable urban fabric set across the Nicomekl River valley.
The City is designated a regional centre and serves as a geographic hub connecting Metro Vancouver with the Fraser Valley. Under its "Nexus of Community" strategic vision — summed up as "The Place to Be" — the City is planning around the arrival of SkyTrain, with two stations planned within the city, and a denser, more walkable urban centre.

Housing property-tax historical trend
The trend uses one measure only: the property tax increase across all property classes, as published by the City. Each row is the figure for that year on that one measure. A year with no verified figure on that measure is shown as No data.

Separate note — tax rates, not the trend
This note is separate from the trend above and is not part of it. A residential tax rate per $1,000 of assessed value can move even when the levy increase is small, because the assessment base changes. Rate figures are therefore not used as the trend and are not mixed into the increase chart.
2026 residential rates, per $1,000 of taxable value, from the City of Langley's official 2026 tax rate summary:
| Component | Rate per $1,000 |
|---|---|
| Municipal (General) | 2.5937 |
| School | 1.1606 |
| TransLink (GVTA) | 0.3586 |
| Metro Vancouver (GVRD) | 0.0555 |
| BC Assessment | 0.0381 |
| Municipal Finance Authority | 0.0002 |
| **Total** | **4.2067** |
Municipal portion: 2.5937. Total (all authorities): 4.2067.

Method
This trend uses one metric only, every year: the property tax increase across all property classes, as published by the City.
Where a city publishes an increase as components, the components are recorded in the scope notes; a total is used only where the city itself publishes it.
Canada inflation is Statistics Canada, Table 18-10-0005-01, CPI annual average. Canadian dollar Real CEER is Bank of Canada, Valet series CEER_BROADM, total index (1999=100); each value is the annual average of the 12 monthly total Real CEER values (a computed annual average, not a figure the Bank publishes directly as an annual value).
How to read this page
Bars are the City of Langley property tax increase, all property classes. Lines are Canada inflation and Canadian dollar Real CEER.
The left axis is a percentage axis shared by the bars and the inflation line. The right axis is a separate index axis for Canadian dollar Real CEER only. CEER is an index and is not a percentage.
A year shown as “No data” has no bar for property tax and no line point for that series, and a missing year breaks a line.
Tax rates per $1,000 are separate from the trend and are not charted.
